Minimum Fee
Typically the commissions (percentage based) paid by sellers of homes are sufficient to compensate a buyer's agent. But sometimes in smaller home or land sales the transactions do not offer sufficient compensation for the work involved in locating, investigating, showing, negotiating, and closing a sale. We have determined that homes or parcels of land priced below $50,000 require a minimum compensation to Home Team of $1500. In such cases this minimum fee is described in our Buyer Representation Agreement. The Buyer Representation Agreement must be executed prior to any efforts by Home Team to locate land priced less than $50,000.
Special land purchase research
Some land purchases may require extensive research. This may be because less than ten percent of land available is listed and we may need to contact potential land sellers directly. Or it may be that a buyer has very unique requirements for which special efforts like aerial surveys, courthouse research, or special environmental or timber appraisals are required. These land location activities will require a Land Location Agreement. This is a 'fee for service' arrangement that takes into account both the pre-sale efforts and the payment of commission.
