In order to accommodate what can sometimes be a heavy traffic of communications on these HOT home offerings (And due to periodic investor club notices) we have adopted the following policy.

Potential investors are to contact us by E-mail. Include in your E-mail -- 1. Your name(s) as it would appear in a contract to purchase  2. Attach your pre-qualification letter from your preferred lender (or at least be prepared to send it within 48 hours)  3. Give us all the avenues of contact we might need to followup with you (phones, address, E-mail) and preferred times  4. Include your specific questions about the offering  5. Give us the time frame for your decision (buying immediately, just comparing for now, etc.)  6. Include the percentage down you will be applying and the interest rate your lender will offer

From this information we can prioritize our efforts. You will hear from our office with a confirmation of your inquiry and attachments to answer your questions. You will not get a specific cash flow with this initial response.

After you have received our reply and reviewed our answers to your questions tell us in a followup E-mail if you want a contract or have further questions. We will presume that you are not interested unless we hear from you this second time. When you request a contract we will send the specific cash flow for the particular property that you inquired about along with the contract and further instructions. You must send or FAX your pre-qualification letter. We will not consider drawing up contracts without it. Attractive properties may have several simultaneous potential investors. We may put a deadline on return of contracts to ensure that well prepared investors have the advantage regardless of the que of investors or ranked properties. Remember missing details may mean missed opportunities.
